From the 1st July 2020 all new tenancies and all existing tenancies from April 1st 2021 require an electrical safety certificate known as an 'Electrical Installation Condition Report' (EICR). As a Landlord you will be issued with this after 'Periodic Inspection & Testing' is carried out.
It is advisable to have an Electrical Installation Condition Report renewed yearly or on change of occupancy to protect yourself in case of an accident, however the minimum requirement will be to renew the report every 5 years. To support the above regulations and protect yourself and your tenant we strongly advise landlords to regularly carry out basic safety checks to ensure that the electrical installation and appliances are safe and working.
